The Process

All Home Inspectors Should Follow The Following Process

  • Upon Initial contact we will take all of the information about you, the property you intend to buy.
  • We will set a date and time for the inspection
  • We will meet at the property, you will be supplied with a contract, you will read the contract and then sign the contract. Payment will be given at this time. If you do not sign the contract we can not begin the inspection, this is the law.
  • Now that the contract is signed, the inspector will do a complete visual inspection of the home, this can take 1 to 3 hours. The inspector will take notes and many pictures of the home. After the first walk through you will be present with the inspector, most defects and positive feedback about the home will be shown and discussed with you.
  • When walking through with the inspector, you can ask questions and you will be given answers to the best of our ability. Repair costs can be given however, we can not be quoted and held liable should such repairs be more than our suggestion.
  • Upon completion of the inspection you will either be given an onsite report or in most cases be supplied with a report within 48 hours of the inspection.


We supply "YOU" with a report, we do not supply agents or any other person with this report! All reports are confidential!

If you wish to have a report supplied to anyone else, you must sign a release document in order for us to release the report and its contents. It is advisable that you the client take your report and make a copy, then give it to who you wish.

As you will be advised, all home inspections are such that we can only inspect that which is visible to us. We do not move furniture around, we do not open up walls, we do not enter crawl spaces or attics where the entry is to small. If there is a locked room and the key is not supplied we can not inspect this room, this will be documented. Crawl spaces with 16 or less inches of clearance will not be entered.

If a roof is thought to be very old or the slope is to great leading to possible injury, we will not go on said roof, high powered binoculars will be used to inspect a roof we can not go on


To be clear and precise, again, inspections are based on what we can see!
